An open letter to the data gatekeepers of commercial real estate. CoStar, Yardi, RealPage, Entrata, HelloData, etc. You know who you are, and so do the people writing you checks. Credit first: your products work, and I've made real money decisions on your data. Now the awkward part. We're drowning in reports and starving for insight. You hand us 100 pages and call it intelligence. AI reads all 100, cross-checks them against last quarter, and tells me what moved and why, which is what we've always wanted. You put a second meter on our AI Agents or refused access altogether. Some charge by the call: a dollar for the first 250, fifty cents to 2,500, a quarter after that, a dime if I sign the portfolio deal. Same call, ten times the price, depending on the paper. Some charge our software vendors five figures a year per interface, so the tools we begged for show up late and cost more. Some never built a public API at all. My check already bought these reports, and I can pull them by hand all day without anyone at your company blinking. Point an agent at the same screens, and a different meter starts. I didn't add a property. I didn't add a user. I traded my hands for software and got billed for the trade. You'll say the flat rate only worked because my hands were slow, and you're right: unlimited was always capped by how fast a person can click, and you priced the seat against that cap. Fine. Price the throughput. Stop pricing the tool. Where else you're right: someone hitting you 50,000 times a month is a real load, so bill them, and someone reselling your data inside their own product is breaking your terms, so enforce them. That's almost none of your customers. Most shops look at a handful of deals a week and want the boring part handled overnight. So the meter changed nothing but our behavior. Agents click through your screens like a very patient intern, screenshotting, scrolling, hoping the layout held overnight, burning dozens of page loads where one clean call would do. No lighter on you than the API you're rationing. For anyone who hasn’t seen this yet, this is already real. With Codex and Claude, you can demonstrate a workflow once and turn it into a reusable skill. Pull the comps, download the report, copy the fields, run the next one. Think of it as a macro for the whole computer. Incredible, right? Maybe in another couple of months this argument won’t matter. My agent will use the same screens I use. I’m sure someone will sell you software to time the clicks so you can start another meter. Of course. The ask is small. Cap the key to my seat count. Rate limit it. Charge heavy users what heavy use costs, and let the rest of us automate what we already bought. This industry will run on agents whether you sell us the door or not, so be on the curve with us instead of fighting it. We'll get our data out one way or another.
