I walked our student apartment hallways yesterday and, for the first time, smelled no weed and no nasty trash odors assaulting my nostrils. 👃 If you own student housing, you know the complaints. They come in three main flavors: weed drifting from one unit into the next, trash pails parked in the hall waiting on valet pickup, and smokers in buildings that allow it. Anybody who has walked a hallway with all three going knows how strong it gets. For years, we used commercial fragrance products. They don't remove the smell. They add their own chemical smell on top, so now you've got that strange mixture of odors hitting you in the face. We tried other products too. They didn't work as well, and some cost a lot more than this one. One of our properties is now running Ozium in the corridors. If you've been around the car detailing business, you've seen the can. It's an air sanitizer, and it comes in an automatic wall dispenser. The 30-day refill runs about $8.50 a can in a case of 12, one can per dispenser per month. The dispenser has three timer settings (7.5, 15, or 30 minutes between sprays), an optional key lock so a resident can't tamper with it or walk off with it, and a green light that tells your maintenance tech when it's time to swap the can. It's a flammable aerosol, so keep it away from heat and open flame. Overspray can stain painted or plastic surfaces. Just thought I would share it with my audience. I know if I have this problem, other owners do too.
