𝗜𝗳 𝗬𝗼𝘂 𝗢𝗻𝗹𝘆 𝗗𝗿𝗶𝘃𝗲 𝗬𝗼𝘂𝗿 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀, 𝗬𝗼𝘂'𝗿𝗲 𝗔𝗹𝗿𝗲𝗮𝗱𝘆 𝗠𝗶𝘀𝘀𝗶𝗻𝗴 𝗧𝗵𝗶𝘀 That's the area behind one of our buildings. Cans, bottles, torn bags, months of it, stacked in the brush past the guardrail. We found it walking the property. Not driving. Not glancing out a window. Walking every inch, opening every crawl space, checking behind every building at least once a month. Skip that and you manage from a spreadsheet instead of from what your residents actually do, and by the time a complaint or an inspection catches it, the trash has been piling up for a while. There's no valet trash here. Residents walk their own bags to the dumpster. Turns out some decided the dumpster was optional too, and it was easier to just haul the bag to the fence line and pitch it into the woods. Rats show up for buffets like that. So does the smell. And once a resident learns they can break one rule for free, they start testing the rest, because now they've decided the property isn't watching close enough to catch them. So we made an offer. $25 a bag to our maintenance tech for every trash bag he tore open and found a name in, and he went after that pile like it owed him money. $225 later, he had names, and the fines went out. That knocked it down from a handful of units to one, but somebody kept dumping anyway, so we put a camera up and finally caught them. One unit. All that mess, all that money, for one unit that wouldn't walk its trash to a dumpster. You don't know what's happening on your property until you walk every inch of it. Reports tell you what residents fill out. Cameras and boots tell you what they actually do. Now the boots are about to get some backup. Drones can fly a property in a few minutes and cover every roofline, every fence line, every pile stacked in the brush, ground that a weekly walk can still miss between rounds. Add AI vision and the trash pile and the broken fence get flagged before anyone opens the footage. Soon a drone finds the pile before I ever have to walk out there looking for it. Somebody still has to bag it up and haul it to the dumpster, that part hasn't changed. But at least the drone won't complain about the smell.
