Look at the dinosaur in that picture. Suit and tie, hitting his numbers, feeling pretty good, never once looking up at the rock with "AI" painted on it coming through the window. That's a lot of people in my business. It won't be me. I've spent the last couple of years running straight at that meteor. Jack Welch said it years ago. When the rate of change outside exceeds the rate of change inside, the end is in sight. I got a close-up look this week. A call with a guy who has AI building working systems across his whole portfolio in a day, not a quarter. I still spent most of it taking notes. So a few of us are starting a small, invite-only group. Real estate people only, all advanced AI users. We trade skills and methods, we record the sessions, and nobody's selling anything. There is a litmus test, and it's one question. Do these words mean anything to you: repos, hooks, MCP servers, forking, stacking models? Nod along, and we should talk. If you just pictured a repo man, a fishing trip, and dinner, no hard feelings, but this room isn't for you. I named it The Bleeding Edge, because that's also what my bank account looks like. Being early costs money. I've lost count of how many AI subscriptions I'm running, and this stuff costs me more than it makes on plenty of days. If that sounds like your kind of fun, the whole story is below.
