My residents asked for dirty soda. Red Bull sent a pallet for FREE.
Two things I ran into at the Harbor, a student housing property, this week that got my attention.
First one. Residents started asking for dirty soda, which, if you've avoided TikTok for two years, is a fountain soda loaded with cream and flavored syrup. Started in Utah, went national. Yelp searches for it hit an all-time high this past May, and PepsiCo put Dirty Mountain Dew in grocery stores back in April.
We already had the coffee bar. Now there's a syrup rack sitting next to it and a menu on the counter. Cotton Candy Dream. Butter Beer Float. Dirty Dr Pepper.
I've toured a lot of properties this year. It might be all over the place, and I've just missed it, but I haven't run across it anywhere else, and I thought it was worth showing.
Second one, and this is the part that got several questions.
I walk in and there are boxes stacked halfway up the wall. Red Bull. Four cans a unit, every can wrapped in a custom sleeve that reads "Life is Sweeter at
The Harbor." What did we pay for that? Nothing. Celsius sent theirs too.
Local vendors, sure. We've been trading with the restaurants and the insurance guy down the street for years, and we've all seen the move-in goodie bags. Somebody calling a major manufacturer directly and having them ship cases to the leasing office was new to me.
Go read Red Bull's Student Marketeer job posting sometime. The whole role is growing trial through product sampling at the right place and the right time on and around campus. My property manager picked up the phone. On our end of that call sit 576 beds of exactly who they're chasing, and the budget for it already existed.
Plenty of companies have been running this play for years. Good for them. It was new to me.
If you've got a dirty soda bar going at your property, show me. I'd like to see how we could make ours better. Residents love this; we keep running out of supplies.
