Nobody got into real estate because they love staring at rent rolls. You do it because there's money hiding in there. And for years, the only way to find it was going cross-eyed, line by line, until the numbers started swimming. A few years back, when I first started posting this stuff, AI could help a little. You could see the glimmers. It just wasn't doing the real work yet. Now it is. I built a skill that tears a rent roll apart. It builds a pricing matrix, a heat map showing exactly where your rents cluster. On a two-bedroom, you watch the pack line up at 1,500, 1,400, 1,100, and then you spot the one lonely unit floating way out at 900, like it wandered off and got lost. Now you get to ask why. Then it hunts your other income. Who's actually paying RUBS. Who's getting trash service for free because somebody forgot to add the charge back in 2021. How many units have charges sitting in the system that nobody ever reconciled. That's money walking out the door every month, and most owners never even look. It does all of it in minutes. I sit there with my coffee and watch it work. Saves me and my analysts a stupid amount of time, and it finds dollars I'd have flat out missed. I'm not selling a thing. The tech is just so good right now that when it hands me back hours, I want to climb up on the roof and shout about it. So here I am. On the roof. Want it?
