𝗦𝘁𝗼𝗽 𝗔𝘀𝗸𝗶𝗻𝗴 𝗺𝗲 𝘁𝗼 𝗠𝗮𝗿𝗿𝘆 𝗬𝗼𝘂 𝗼𝗻 𝘁𝗵𝗲 𝗙𝗶𝗿𝘀𝘁 𝗗𝗮𝘁𝗲 I can't tell you how many times this happens. Somebody I've never spoken to messages me. First line is a pitch. Not "hey, saw you're in multifamily," not a question, nothing. Straight to buy now. I didn't even know the guy's name five seconds earlier. Cold email, cold DM, doesn't matter. Total stranger, first contact, and they want a signature. Picture doing that on a dating app. First text you ever send somebody: will you marry me? You wouldn't get a second text back, let alone a date. Cold outreach actually converts at about that rate, and it should worry these people more than it does. Send a hundred cold emails and you'll get two to three replies if you're lucky, one actual deal for roughly every 142 you send, which puts the real hit rate somewhere under 3% no matter how you slice it. Some of these people know that, run the math anyway, mass-market it, and treat the rejection as a cost of doing business. Fine, if you're selling pens. I'm not buying pens. I'm buying properties, software, and vendors I'll deal with for a decade. That's high-ticket. High-ticket doesn't move on a cold pitch. It moves on trust, and trust takes time. Cialdini wrote about this back in 1984. Reciprocity. Give first, and people feel obligated to give back. Gong ran the numbers on the alternative too: follow-up emails that guilt-trip you, "just following up, never heard back," drop meeting bookings by 14%. Guilt doesn't work. Value does. So if you've got a business and you're tempted to blast the DMs, stop. Send something useful instead. An article I'd actually read. An answer to a problem I already have. No pitch attached. You're making a deposit before you ever try a withdrawal. Do that enough times and something strange happens. I'm the one who starts asking what you do. Build the relationship first. Earn the date before you propose. And for God's sake, don't show up to the first one with a ring.
